Buyers’ Representation

Simonson Real Estate & Auction Service represents buyers throughout Wisconsin. We strive to make the house search much easier and more efficient than if you were to go at it alone. Our highly-qualified realtors can introduce you to a great lender, guide you to local neighborhoods, help you determine your budget and prioritize your wish-list for your next home. By only showing you properties that meet your requirements and budget, we’ll save you valuable time.

Once you’ve found the home of your dreams, we’ll research comparable properties in the area to determine a fair purchase price and draft a formal “Offer to Purchase.” We’ll then negotiate on your behalf to ensure you receive the most favorable terms. We’ll be by your side every step of the way, from the first showing to the closing table.

Sellers’ Representation

Selling a home or property on your own can be a daunting and stressful task. Make the process easy by choosing to work with Simonson Real Estate & Auction Service. We’re here to help you plan and prepare your home for showings, negotiate offers, work out contract contingencies, and coordinate with the title company to prepare the documents for closing.

First, we’ll perform a comparable market analysis to determine the best price for your home. We then offer staging advice and suggest repairs or maintenance that will enhance your home’s appearance and attract more buyers. We’ll advertise your home through a number of channels and even include it in our featured listing.

When it’s time to negotiate an offer, we’ll ensure you receive the best price the market will allow. Ultimately, our team is here to help you throughout the entire selling process and complete a successful real estate transaction.

FAQ

How long does the process of buying/selling a home usually take?

The process of buying or selling a home typically ranges between 30 to 60 days, yet numerous factors can influence this timeline. To cut this time down, make sure you pay down debts, respond quickly to lender requests, prepare all required signing documents, and deposit the down payment on time.

What are the benefits of using a real estate agent instead of buying or selling on my own?

Using a real estate agent provides numerous advantages compared to independently purchasing or selling a property. These include leveraging their market expertise, skilled negotiation tactics, utilization of the Multiple Listing Service (MLS), management of intricate paperwork, and receiving comprehensive guidance throughout the buying or selling journey. This holistic support can lead to improved pricing, expedited transactions, and reduced stress levels.

What are the benefits of selling my property via the auction method versus conventional marketing?

Opting to sell a property through an auction presents various advantages compared to traditional marketing methods. These include a quicker sale, heightened buyer competition, a structured timeline, the flexibility to set a reserve price, and the potential for achieving an elevated selling price through competitive bidding. Nonetheless, it may entail relinquishing some control over the buyer and facing the risk of a lower-than-expected selling price if bidding does not meet initial projections.

How can I estimate the value of my property before listing it for sale?

We’ll perform a comparable market analysis to determine the best price for your home.

What are the key steps involved in the process of buying a home?

The essential stages of purchasing a home involve establishing your budget and securing mortgage pre-approval, engaging a real estate agent, scouting for suitable properties, initiating an offer, conducting a home inspection, negotiating terms, arranging for an appraisal, and ultimately completing the transaction by signing the necessary paperwork and submitting the down payment.

Do you have any advice for first-time homebuyers?

First-time homebuyers can benefit from a variety of tips to navigate the purchasing process smoothly. It is essential to carefully assess your financial situation, aim to save a sufficient amount of money, familiarize yourself with different loan options available, secure preapproval for a mortgage, diligently maintain your credit score, and avoid delaying in making an offer when you find a property that meets your criteria. Incorporating these strategies can help streamline the homebuying journey and increase the chances of a successful purchase.
